What Midvale feels like

Midvale is right in the middle of the valley, and it's changed a lot over the past decade. There's an Old Town area with older homes and smaller lots, established neighborhoods on the east side near Fort Union, and quite a bit of newer townhome and apartment construction near the TRAX lines. My office is here in Midvale, so I spend a lot of time in this part of the valley.

Commute and location

Midvale is hard to beat for location. I-15 and I-215 are both right there, and TRAX has several stops in the city. Downtown Salt Lake is usually 15-20 minutes by car, and the canyons are about 20 minutes east.

Schools and community

Midvale is part of the Canyons School District, and Hillcrest High School is here. I'd check the boundaries for any specific address.

Typical price range

The median single-family sale price in Midvale was $550,000 for January through September 2026 (124 sales, UtahRealEstate.com MLS). That's up 3.5% from $531,188 over the same months in 2025. Homes that sold took an average of 58 days on the market. Price ranges vary a lot by neighborhood and home size, so I'd use this as a starting point, not a target.

Who this fits

I think Midvale fits buyers who want a central location and easy transit at a price that's usually lower than Sandy, Cottonwood Heights, or Murray.

What makes it worth living in, not just close to things

The Fort Union area has plenty of restaurants and shopping, and you're a short drive from just about anything in the valley. Midvale City Park and the Jordan River Parkway Trail on the west side are both nice options for getting outside.

Numbers to know: Midvale sits in Salt Lake County, with a median single-family sale price of $550,000 for January through September 2026 (UtahRealEstate.com MLS). These shift with the market, so treat this as a starting orientation, not a quote. I'll pull current comps for any address or neighborhood you're considering.

If Midvale looks like a fit, or you're still comparing it against other cities along the Wasatch Front, I'm happy to talk through the tradeoffs that matter to you: commute, school boundaries, budget, timing, all of it.
