What "non-disclosure" means
When a home sells in Utah, the price isn't recorded publicly. The buyer, the seller, the agents and the lender know it. The county, the neighbors and the real estate websites generally don't, unless someone volunteers it.
So when an online estimate says your home is worth a certain number, it's working without the most important piece of information: what similar homes near you actually sold for.
Why that matters if you're selling
An estimate that's too high can lead you to overprice, sit on the market, and end up chasing the price down later. One that's too low can leave money on the table. Neither one has seen your kitchen, your lot, or the busy road two houses down.
When I price a home, I look at it two ways: through the eyes of an appraiser (what can be justified on paper by real closed sales) and through the eyes of a buyer (what else they could get for the same money right now). Both views come from MLS data you can't get on a public site.
And if you're buying
Don't anchor your offer to an online estimate, high or low. Ask for the recent sold comps on any home you're serious about. That's the same information the appraiser will use when your lender orders the appraisal.
Your county's assessed value isn't a reliable stand-in either. It's built for property taxes, and Utah's own state auditors have found assessments across counties to be inconsistent.
What I'd actually recommend
If you're curious what your home is worth, ask for a real comparison of recent nearby sales. It costs nothing, it takes the guesswork out, and there's no obligation to list. I'll tell you what I think, even if it's not the number you were hoping for.
Quick answers
Is Utah a non-disclosure state?
Yes. Utah doesn't require home sale prices to be publicly reported, so sale prices generally aren't public record.
Why are Zillow estimates less accurate in Utah?
Because actual sale prices aren't public in Utah, online estimates can't see what most comparable homes sold for, so they lean on less complete data.
How can I find out what my Utah home is worth?
Ask a local agent for a comparative market analysis built from recent closed sales in the MLS, which is the same type of data appraisers use.
