What Layton feels like
Layton is the largest city in Davis County by population, and you can feel it. There's more retail (Layton Hills Mall and the commercial area around it), more housing variety, and neighborhoods ranging from established mid-century homes to newer subdivisions on the edges of the city. Hill Air Force Base is nearby and is one of the largest employers in the region, so it plays a big part in the local economy and in housing demand.
Commute and location
Layton sits along I-15 and has its own FrontRunner station. Commutes to Salt Lake City run longer than from Bountiful or Centerville, usually 30-40 minutes. But Layton has a strong local job base, so plenty of people here aren't commuting south at all.
Schools and community
Layton is part of the Davis School District, with a lot of schools given the city's size. The neighborhoods vary a lot, so I'd suggest we get specific about which part of the city fits what you're looking for.
Typical price range
The median single-family sale price in Layton was $530,000 for January through September 2026 (486 sales, UtahRealEstate.com MLS). Prices swing quite a bit by neighborhood and the age of the home. Because it's such a big city, Layton has one of the widest price ranges in Davis County.
Who this fits
I think Layton fits buyers who want more options and price points to choose from, plus shopping and services close by. It also works well if you don't mind a longer drive to Salt Lake, or if you work locally near Hill Air Force Base or elsewhere in Layton.
What makes it worth living in, not just close to things
Layton Hills Mall anchors a lot of the city's retail, and it's also where you'll find the Layton Wildlife Aquarium & Wildlife Encounters, a hands-on, interactive spot. For food, Holy Smoke BBQ comes up again and again in local recommendations (burnt ends and tri-tip sandwiches with house-made sauce). Layton Commons Park runs free Friday night events all summer, with live music, food trucks, and a movie under the stars. It's more of a community gathering spot than just a park.
Kenley Amphitheater hosts more outdoor concerts and events, and the Hill Aerospace Museum (free admission) is just outside the city if you're into aviation history.
Numbers to know: Layton sits in Davis County, with a median single-family sale price of $530,000 for January through September 2026 (UtahRealEstate.com MLS). These shift with the market, so treat this as a starting orientation, not a quote. I'll pull current comps for any address or neighborhood you're considering.
If Layton looks like a fit, or you're still comparing it against other Davis and Weber County cities, I'm happy to talk through the tradeoffs that matter to you: commute, school boundaries, budget, timing, all of it.
