What Syracuse feels like

Syracuse is one of the newer, faster-growing cities in Davis County. Most of it was built out over the past 15-20 years, so you'll see a lot of newer construction, wider streets, and neighborhoods that were planned with parks and trails from the start. It's on the west side of the county, closer to Antelope Island and the Great Salt Lake than most of its Davis County neighbors.

Commute and location

Syracuse is a bit further from I-15 than Layton or Farmington, so commutes to Salt Lake City usually run 35-45 minutes depending on traffic and where you're headed. A lot of buyers make that tradeoff on purpose. They get a newer home and more space for the money.

Schools and community

Syracuse is part of the Davis School District, and new schools have gone up alongside the city's growth to keep pace.

Typical price range

The median single-family sale price in Syracuse was $572,900 for January through September 2026 (281 sales, UtahRealEstate.com MLS). At that price, you're generally getting newer construction than you'd find in Bountiful or Centerville.

Who this fits

I think Syracuse fits buyers who want newer construction, more space, and planned neighborhoods with parks, and who are fine with a longer commute to get them. If a short drive to Salt Lake City is your top priority, it's probably not the right fit.

What makes it worth living in, not just close to things

Syracuse's biggest advantage might be geography. It's the closest of these cities to Antelope Island State Park, reached by a causeway out into the Great Salt Lake, with free-roaming bison and pronghorn and the Frary Peak Trail for a real hike with a view. Most Wasatch Front cities don't have anything like that this close.

Because the city is still growing, its own restaurant and retail scene is still filling in. New spots open regularly, and a lot of residents split their time between local options and nearby Layton or Clearfield for more choices.

Numbers to know: Syracuse sits in Davis County, with a median single-family sale price of $572,900 for January through September 2026 (UtahRealEstate.com MLS). These shift with the market, so treat this as a starting orientation, not a quote. I'll pull current comps for any address or neighborhood you're considering.

If Syracuse looks like a fit, or you're still comparing it against other Davis and Weber County cities, I'm happy to talk through the tradeoffs that matter to you: commute, school boundaries, budget, timing, all of it.
